Drop in the drawing set and the spec book. OpenTakeoff indexes every sheet, and finds the schedules, legends and keyed notes on them.

Take off with AI or by hand
Ask the assistant to count, trace or measure on the sheet you're on, or use the manual tools. Most jobs use both: AI for the first pass, and your eye for the fixes.

Use your materials, labor rates, crews, tax and markups. Every line of the estimate links back to the quantity behind it.

The OpenTakeoff takeoff app is open source. Use it in your browser, run it yourself, or connect your own AI agent to it through the MCP server. Premium is built on the same engine, so the work you do in the free app carries over when you upgrade.

How does the free trial work?
Pick Individual Pro or Team Pro, create your account and put a card on file. Your workspace is ready in a few minutes, with 50 AI credits. Nothing is charged for 7 days. Cancel from Billing in your workspace before then and you pay nothing.
What is an AI credit?
One allowance for everything AI: assistant turns, AI takeoffs, document reads and spec questions. Most single actions use a small fraction of a credit, and Billing shows exactly what you've used. Manual takeoff tools never use credits.
What happens if I run out of credits?
The AI pauses until your monthly allowance resets, and the rest of the workspace keeps working. Need more every month? Team Pro has 800 credits, and each extra seat adds 250.
How is this different from the free open-source app?
The free app is the takeoff canvas. Premium adds AI that reads the plan set and spec book, plus estimating, bids, proposals and POs, trade suites, and a private hosted workspace. Your team works in it together.
Does the AI make the final call?
No. AI shapes and counts come in dashed, with the sheet and schedule row they came from. You keep or dismiss them, and only kept work goes into the estimate.
Is it only for flooring and finishes?
No. OpenTakeoff is a general takeoff and estimating platform for every trade. The finishing tools are one trade suite. Any project can use any suite, and the general tools work without one.
Can I add seats or change plans later?
Yes. Team Pro includes 3 seats, and each extra seat is $129/month with 250 more AI credits. You can move between plans from Billing.
Where does my data live?
Each company gets its own private workspace at your-company.kentucky-ai.com, with backups. Your drawings are not shared with other customers.
